River proximity and floodplain
Properties on the flat near the Lewis River can sit in mapped floodplain, which carries real restrictions on grading, fill and structures. It is worth confirming your flood zone before planning any project that moves material or adds a structure. We will raise it if your address looks like it is in that territory.
High winter water table
Low-lying ground here can have groundwater within a foot or two of the surface in midwinter. That changes drainage design fundamentally — a French drain only works if there is somewhere lower for the water to go, and where there is not, the answer is raised beds, shaped swales and surface management instead.
